The Town & Country Story

Town & Country Kingston Estates Cooperative originally opened in 1984 and is now a 212-home, resident-owned manufactured home community for people 55 and older.

But that transition didn’t happen overnight. We formed the Town & Country Kingston Estates Cooperative Corporation and started on the path to resident-ownership in 2016. That’s when, with the help of Cooperative Development Institute (CDI) and ROC USA, LLC, we purchased and took control of our community on April 26, 2017.

Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood.

The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we’re the envy of other nearby manufactured home communities.

Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We’re running the business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.

Town & Country Estates is a well-established community in Kingston, Mass., for people who enjoy easy access to Boston and Cape Cod. Our 96-acre neighborhood provides ample space for privacy, with the ease of an on-site club house that offers various activities, and houses a library and full kitchen.

Members take pride in their homes, and community spaces are landscaped. Grocery stores, fine restaurants, Beth Israel Deaconess Hospital and public transportation are all close by. Historic downtown Plymouth is a 10-minute drive, and Duxbury, Kingston and Plymouth beaches are all easily accessible. Clinics for flu shots, a night with the candidates and community informational meetings are held within Town & Country Estates.

Members socialize with one another at frequent meals in the club house, during Bingo games, and even exercise classes, without leaving our community. For those wanting to explore, Boston is 35 miles away, and the Cape Cod Canal is a quick 30-minute drive. Kingston offers a bustling senior center and public library. Scenic Kingston Bay is a four-mile drive. For cyclists and walkers, the Bay Circuit Trail, which runs 230 miles, ends in Kingston. Bird watchers will have an easy time exploring with the Bay Farm Conservation Area nearby.

Town & Country is a well-established community for people who enjoy a welcoming neighborhood in an ideal location.
